Find an agent with all these and you are likely to have as smooth a transaction as possible.
What we are seeing in the current market is an over stock of inventory, this can be a good thing. If your property is priced correctly you will see movement quickly. If you are still priced at the market of two years ago, you will need to reevaluate your need to sell. Can you hold onto the property for a few more years. If you are relocating out of state or you need the money locked into the property this may not be an option. At that point you just have to evaluate what time-value of money you are losing by keeping your property listed at too high of a price. However you don't want to just drop your price whimsically. Get a professional Realtor that you can trust and that is Honest to help you correctly price your home. It maybe that your property is priced correctly but not staged or marketed correctly. I have seen MLS listings without photos, with one photo, with incorrect information. These kinds of things actually hurt you more than you know. Having a property without a photo on the MLS is like saying don't come look at my property for sale. It's just plain non-sense to think you will find a buyer that way.
