Here is a rough outline of the process I will be acting for on our behalf, for your information:
Find Foreclosure deals currently up for Trustee Sale.
Secure information about property, including drive by's, inspections if any, and TSG.
Arrange for deposit and financing requirements ahead of auction.
Attend auction and place deposit and successfull bid up to risk ceiling.
Furnish final financing on property, inspect property, repair, replace as needed.
Place property on market and aggressively sell home fast.
Attend to all aspects of closing and secure profit funds into escrow account.
This is a very rough sketch of the process. In some cases after costs profit margins can be in the 20-50% range of a period of as little as 6 months. Depending on market conditions, etc.

- Enter the property into MLS (Multiple Listing System) within 48 hours of listing.
- Install a professional yard sign along with an information flyer box.
- Provide an easy-access lockbox (our office coordinator tracks all showings).
- Prepare property profile flyer and provide owner with copies.
- Mail 100 “just listed” cards to neighbors in the surrounding area.
- Place advertisements in your local newspaper's "New To The Market" section.
- Hold an open house at least 3 times during listing period or until sold.
- Place advertisements in the "Open House Directory" section of the Arizona Republic.
- Follow up with open house prospects and report to seller.
- Provide a virtual tour of the inside and outside of the home as well as photographs.
